      I, Emma Louisa Hemingway of Lofthouse Gate near Wakefield in the County of York, Widow hereby revoke all former Wills and Testamentary dispositions made by me and declare this to be my last Will & Testament.
      I appoint my son Percy Hemingway and my friend Robert Tate of Upper Poppleton in the said County of York. Clerk (hereinafter called "my Trustees") to be the Executors and Trustees of this my last Will & Testament.
      I give my gold watch and chain to my daughter Elsie Hemingway.
      I give my old blue and gold Crown china teas set to my son John William Hemingway.
      I give all other my old china unto such of my children as shall survive me excluding my son John William Hemingway, to be fairly and equally distributed among them in such manner as they shall agree or in the case of they being unable in such manner then as shall be settled by my Trustees whose decision shall be final.
      I give all my clothing and jewellery ornaments of the person unto my daughters as shall survive me to be fairly and equally divided and distributed among them in such manner as they shall agree or in such case they are unable to agree then as shall be settled by my Trustees whose decision will be final.
      I give all my linen glass books pictures prints furniture and other household effects unto my Trustees on trust that they shall permit such of my daughters shall not have merried to use and enjoy the same for so long as any one or more of my said daughters shall remain unmarried and subject thereto I deed that my said daughters who shall remain unmarried shall not fall unto and form parts of my residuary estate.
      I direct that my Trustees shall as soon as convenient after my decease cause an inventory to be made of the said furniture and household effects hereinbefore bequeathed for the benefit of my unmarried daughters ads aforesaid and that one copy be signed by my Trustees and delivered to my said unmarried daughters and that another copy thereof be signed by my said unmarried daughters and to be retained by my said Trustees and I declare that after the delivery to my said unmarried daughters of the said furniture and household effects the use whereof is hereinbefore given to them as long as they or one of them remain unmarried as aforesaid my Trustees shall not be obliged to see the preservation of the same or any of them nor to be answerable for any loss or injury thereof or thereto which may happen during the time that my unmarried daughters shall be entitled to use the same furniture and household effects.
      I give and devise and bequeath my real estate and the residue of my personal estate unto my Trustees that my Trustees shall sell call in and convert into money the same or such part thereof as shall not consist of money and shall out of the monies produced by such sale calling in or conversion and out of my ready money pay my funeral and testamentary expenses and debts and legacies bequeathed by this will or any Codicil hereto and shall stand possessed of the residue of the said monies (hereinafter called the "Residuary Trust Fund") in trust for all the children who being sons have attained or shall attain the age of twenty one years or being daughters shall have attained that age or marry before that age in equal shares provided always that if any child of mine should die in my lifetime leaving a child or children living at my decease who being a son or sons shall have attained the age of twenty one years or being a daughter have attained that age or marry under that age then in every such case the last mentioned child or children shall take or if more than one equally between them the share which his her or their parent would have taken of the said residuary trust fund if such parent had survived me and attained the age of twenty one years.
      And I declare that my Trustees of may postpone the sale and conversion of any part of my property (including leasehold or other of a terminable or wearing out nature) for so long as they think fit and they shall not sell or convert into money reversionary property before it falls in possession unless in their opinion it shall be necessary to do so to prevent loss.
      And I direct that the rents profits and income to accrue after my death from such part of my estate as shall for the time being remain unsold and unconverted after payment thereof all incidental expenses and outgoings and howsoever invested be paid and applied to the person or persons and in the names of whom and in which the proceeds of such sale and conversion could for the time being be payable or applicable under my Will if such said sale or conversion had been actually made.
      I empower my Trustees to raise any part or parts nor exceeding together on moiety of the vested or presumptive share of any child or grandchild of mine under my Will and apply the same for his or her advancement or benefit as my Trustees shall think fit.
      In Witness whereof I the said Emma Louisa Hemingway have set my hand this sixth day of September in the year of our Lord one thousand nine hundred and seven

      I Emma Louisa Hemingway of Lofthouse Gate near Wakefield in the County of York widow this to be a Codicil to my Will which bears even date herewith whereas by my Will I have appointed my son Percy Hemingway and my friend Robert Tate to be my Executors and Trustees thereof now I hereby give to my son Percy Hemingway and my friend Robert Tate the sum of ten pounds each for their trouble in acting as my Executors and Trustees.
      I declare that the said legacies to be paid free from duty and in all other respects I confirm my said Will
